About caulking

Professional Caulking Done Right

Caulking is a thin line of material doing a large job. It sits at every point where two surfaces meet — window to brick, siding to trim, frame to wall — and those joints are exactly where air and water try to get in.

We start by inspecting the existing caulking to identify which sections have failed and which are still doing their job. Where the material has failed, it is fully removed — new sealant needs a clean surface to bond to. The joint is then cleaned and prepared so the new sealant makes proper contact with both surfaces, applied, and finished for a clean, consistent bead. The work area is cleaned up before we leave.

We work on residential and commercial properties. Exterior caulking and re-caulking is our standard service, and interior caulking is available on request.

What we caulk

Caulking for Different Areas of Your Property

The areas we seal on a typical job. Exact scope is confirmed for your property.

Sealed joint around an exterior window frame where it meets brick

Windows & Door Frames

Exterior window and door caulking around frames where they meet brick, siding, stone or other exterior surfaces. Re-caulking helps seal gaps around common entry points for air and moisture.

New sealant bead along an exterior siding and trim joint

Siding Joints & Trim

Siding and trim caulking for exterior joints, seams and trim lines around your home. We help create clean, properly sealed transitions between siding and surrounding materials.

Sealed joint where a downspout meets a stone wall

Material Transitions

Exterior caulking between different building materials, including window-to-brick, siding-to-trim, frame-to-wall and other exterior joints where gaps can develop over time.

Exterior wall vent sealed where it passes through brick

Vents, Pipes & Penetrations

Caulking around exterior vents, pipes and penetrations to seal openings where services and fixtures pass through the building exterior. Careful application helps maintain a clean, finished joint.

Interior caulking being applied along a baseboard

Interior Caulking

Interior caulking services for bathrooms, kitchens, baseboards and window frames. Available on request for areas where a clean, finished seal is needed.

Sealed joint along exterior stone and a concrete slab

Landscape Caulking

Landscape and outdoor caulking for suitable joints around exterior stone, concrete and other hardscape features. We assess the joint and surrounding materials to determine whether caulking is appropriate.

Exact scope may vary depending on the property, condition and scope of work.

Exterior caulking

Seal the Exterior. Protect the Details.

In Toronto and the GTA, exterior sealant works through a wide temperature swing every year. It expands in summer heat, contracts in winter cold, and takes freeze-thaw cycles repeatedly. Over time the material loses flexibility, cracks, and separates from the surface.

Once there is a gap, water can reach materials that were never meant to get wet, and conditioned air escapes through openings you cannot see from inside.

Exterior caulking and re-caulking addresses those joints directly: the failed material comes out, the surface is prepared, and new sealant goes in.

Interior caulking

Clean, Finished Seals Inside Your Home

Interior caulking is available on request — areas like bathrooms, kitchens, baseboards and around window frames.

It is not automatically part of an exterior caulking job, so let us know if you would like it included and we will factor it into the quote.

Signs to look for

Signs Your Caulking Needs Replacing

  • Visible cracks, gaps or peeling around windows, doors or siding joints
  • Drafts near window and door frames
  • Caulking that has hardened, discoloured, shrunk or pulled away from the surface
  • Moisture or condensation collecting around window frames
  • Sections where the sealant is missing entirely
  • Water marks or signs of moisture around windows

When several areas need re-caulking

Failed sealant rarely shows up in one place only. The same exposure that breaks down the caulking around one window is usually working on the joints elsewhere on the property at the same time.

If several areas need attention, they can all be looked at as part of the same assessment. We tell you which sections have failed, which are still sound, and what we’d recommend — then quote the work as one project.

Exact scope may vary depending on the property, condition and scope of work.

Caulking FAQ

Common Questions About Caulking

Do you remove all of the old caulking first?

Where the existing caulking has failed, yes. New sealant needs to bond to the surface underneath. Applying it over old, failed material means it’s bonding to something that has already separated — so it tends to crack and lift much sooner. Sections that are still intact and doing their job may not need replacing — we assess what’s failed and what isn’t, and tell you what we’d recommend.

Do you offer both interior and exterior caulking?

Yes. Exterior caulking and re-caulking is the standard service. Interior caulking — bathrooms, kitchens, baseboards and around window frames — is available on request. It isn’t automatically part of an exterior job, so let us know if you’d like it included and we’ll factor it into the quote.

Do you provide commercial caulking?

Yes. We work on both residential and commercial properties. Send us the property details and what needs attention, and we’ll confirm what we can do.

Can you re-caulk multiple areas of a property?

Yes. If several areas need attention, they can be assessed together and quoted as one project. We’ll tell you which sections have failed and which are still sound.

Can I send photos for a quote?

Yes. Photos help, but they’re optional. Send them with your quote request along with your address and a short description, and we’ll tell you what we see.

What affects the price of caulking?

Pricing depends on the size, condition, access, materials and scope of work. Request a free quote for an accurate price.

What areas of a home can you assess for re-caulking?

The joints around windows and door frames, siding joints and trim, the transitions where one material meets another, and around vents, pipes and similar penetrations. Interior areas can be included on request.

How long does new caulking last?

It depends on the material used, how exposed the joint is, and how well the surface was prepared before application. Preparation is the part we control, and it’s why we don’t skip it.

What time of year can caulking be done?

Exterior caulking is affected by temperature and moisture conditions. We’ll let you know if conditions mean the work is better scheduled for a different time.

Do I need to be home?

For exterior caulking you usually don’t need to be home, as long as we can reach the work area. Interior caulking needs someone to let us in. We’ll confirm this with you before the appointment.
